The Rent is £875 a month, payable in advance.
The Tenancy is an Assured Shorthold Tenancy agreement or AST, and is for 12 months.
At the end of the initial 12 months the agreement does not have to be
renegotiated. If both parties are happy then the AST switches automatically to
a rolling contract under the same terms.
Under a rolling contract the normal terms for notice to leave are two
months to be given by the landlord and one month by the tenant. At the time of
writing (February 2021) we are still under Lockdown terms and conditions
brought in last year by the Government which require six months notice to be
given by landlords.
Sections 1.1 ii) and 7.1 i) of the Tenancy Agreement states “The Rent payable under this agreement may increase upon
each anniversary of the commencement of the initial term,…”
It has not been our habit to increase the rent every year however if we do plan
any change we will give you as much notice as possible.
The rent is exclusive of Council Tax and
Utilities which are covered in a later section.
